๐What are Land Records and Why Do You Need Them?
Land records are official government documents maintained by the Revenue Department that record ownership, area, land use, and transactions related to every parcel of land. In India, the two most important land records are the Khatauni (also called Record of Rights or ROR), which lists the owner's name, survey number, and area, and the Khasra, which is the field measurement register assigning a unique number to each land parcel.
Land records are essential for property purchase and sale verification, securing agricultural and home loans from banks, resolving property disputes and boundary conflicts, applying for domicile and income certificates, inheritance and succession claims, government land acquisition compensation, and MGNREGA job card linkage. Under the Digital India Land Records Modernisation Programme (DILRMP), all states are digitising and publishing land records online through their respective Bhulekh portals.
Mutation (Dakhil Kharij or Naam Antarkan) is the process of updating the ownership record after a property transaction โ it is mandatory within 90 days of a sale deed registration in most states. Mutation fees range from โน50 to โน500 depending on the state, and processing typically takes 30โ90 days.
